We count from your Start Date, which is the point we have everything we need to begin: your initial deposit, electronic ID verification, completed Client Care Letter and Questionnaire, plus your Property Information Forms (sales), Source of Funds questionnaire (purchases) or Memorandum of Sale.

If we miss the Target Date, your fee is discounted by £100 + VAT for every whole week (five business days) we are late, up to the full Lightspeed fee of £600. Alternatively, if contracts have not been exchanged, you can cancel and pay no further legal fees, other than your initial deposit and disbursements already incurred.

Please note: This is a guarantee about our fee, not about an exchange or completion date. Timing depends on you returning signed documents within 2 working days, your lender issuing the mortgage offer within 15 working days, and search timescales. In a chain, the Target Date indicates when we are ready to exchange.

Lightspeed is not available for new builds, lease extensions, deeds of variation or interim charging orders, and may not be available for unregistered land, certain leasehold properties or divorce-related transactions.

Muve will waive the fixed legal fee if your transaction falls through for reasons beyond your control.
