02 Finalise your finances

Make sure you have any mortgage funding in place and your conveyancer’s details are passed to them so they can issue the mortgage offer. You’ll also need to evidence to your conveyancer how you are funding the balance of the purchase price – this is a legal requirement. At Muve we will guide you through this process.

If you’re selling and have a mortgage or other loan secured against your property, you’ll need to provide your conveyancer with the lender’s details so they can confirm how much they will pay back to the lender on your behalf, once the sale completes.

A conveyancer in Bristol, such as the experts at Muve, is responsible for handling the legal aspects of transferring property ownership between buyers and sellers. They prepare and review all necessary contracts for the sale or purchase of property, ensuring that all legal terms are clear and fair. In addition, they conduct various property searches to identify any potential issues, such as planning restrictions, environmental concerns, or disputes. A conveyancer also manages the financial transactions involved, ensuring that funds are transferred correctly and on time. They liaise with other parties involved in the transaction, such as mortgage lenders and estate agents, to ensure the process runs smoothly. Throughout the transaction, a conveyancer ensures compliance with local laws and regulations, particularly those that may apply specifically to Bristol. Once the sale is complete, they handle the paperwork needed to officially register the property in the new owner’s name. In short, a conveyancer in Bristol ensures that the property transaction is completed efficiently, legally, and without complications, giving you peace of mind throughout the process.
