What the Guarantee does NOT cover… 

Muve’s No Move, No Legal Fee guarantee does not cover all fees incurred in the property transaction. Even if the transaction falls through, clients need to pay the non-refundable file set-up fee and the disbursement fees already paid. 

The disbursement fees are paid to external organisations and cannot be refunded. These are: 

  • Local authority, water/drainage, and environmental searches 
  • Land Registry fees (for official copies) 
  • Management packs (for leasehold properties) 
  • Special searches and assessments (if necessary) 

These are usually itemised in the initial quote provided by Muve, so clients know which parts of the upfront costs are refundable. Always review the conveyancing quote provided and be clear which disbursements are non-refundable. This will clarify what costs become payable as soon as they are ordered. 

How the Guarantee applies to Muve services 

Muve offers different conveyancing services, Muve Forward and Muve Lightspeed. 

With Muve Forward, if a property transaction falls through, the buyer or seller does not have to pay the quoted legal fee; only the non-refundable file setup fee and the disbursement fees already incurred are due.

With Muve Lightspeed, if the transaction falls through within 14 days of the instruction date and the Client Care Letter and Terms of Business have not been signed, the initial funds covering legal fees and file setup will be waived. Disbursements paid before this happens will still be payable.
